Certificate of occupancy issued 1/17/2003, signed by the County Building inspector, County Heath Dept., State Plumbing Inspector and the State Electrical Inspector.
Garage Features:
The 30 x 40 foot garage is of frame construction with trusses, fiberglass insulation, stucco exterior (El Ray, Fawn). Sheet rock interior walls and ceiling. A single double wide overhead door, main door and window. The floor is a concrete slab with Kitek heat tubing embedded. The garage is heated with dedicated solar thermal panels and solar-direct 12-volt pump circulating glycol. The garage houses a Trace 4024 inverter, battery box and a 1500-gallon cistern with associated equipment, including submersible pump, pressure tank and water softener. The garage also has a large storage attic with a pull
down ladder.
Water and Sewer system:
The water source is a 130 foot deep well pumped via an Aeromter windmill pump. The Static water level is 30 feet from the surface of the ground. Water quality is excellent. Water tests indicate low dissolved solids, low sulfur and hardness. The windmill pumps into a 1500-gallon cistern located at the well. When the cistern is full, water overflows onto an 18-foot diameter stock tank. A dedicated PV panel and soar-direct pump raise the water to a second 1500 gallon cistern located below the garage floor which is equipped with a flout valve to stop the flow of water when the cistern is full. Water is delivered to the home system by a 240-volt submersible pump located in the garage.
The sewer system uses a concrete septic tank installed Appoxamently 100 feet to the north of the home and leaches into a plastic infiltrators system. The sanitary system is County inspected and approved.
Electrical System:
The power is generated by 12, 90-watt Seiman single crystal photovoltaic panels wired to produce 24 volts. The PV panels are mounted on a stationary rack, which can be adjusted to summer and winter positions for maximum efficiency.
A trace 4024 inverter converts the 24 volts into 110 A/C power. Just like any other home. A transformer produces the 240 volts nececerary to power the submersible pump. 12 Rolls deep-cycle batteries store 1040 amp hours and are charged through a MPPT charger. Just in case there is a brand new Kolar back up generator that automatically starts and runs till the battery bank is full. Never experience a power outage again!
Heating System:
Solar powered in floor heat tubs heat the home. Hot water is pumped through the Kitek PEX tubing embedded in the concrete floor. Glycol is headed by 7 solar thermal panels mounted on the south roof. The glycol solution is pumped through a heat exchanger, transferring its energy to the household water. Glycol is used to prevent winter freezing. The hot water is stored in two sequentially pumped storage tanks and is circulated through the floor by electric pumps. An Aquastar propane on demand water heater is used as a back up to the solar. Thermostats automatically control the heating system. Propane is used for cooking and the clothes dryer
This home really works and will do so for many years to come with very little need to spend your time or money on maintained or energy consumption. The backup systems assures that you will enjoy the piece of mind that you will always be comfortable and independent no matter what happens in this crazy world. The stout construction of the home and maintained free nature of the construction will allow you to enjoy life at its fullest without worry or hassles. The home can be left for long periods of time and it will take care of itself. What a concept a home that takes care of you instead of the usual other way around.
